Construction: General Contractors

Once selected for a building project – through either negotiation or competitive bidding – the general contractor is responsible to the owner for successfully completing the project in accordance with the contract documents.

Typically, a general contractor supplies all necessary material, labor, equipment and services for the project – often by subcontracting with other specialized persons and companies.  Heavy engineering contractors add infrastructure like sewers, roads, highways, bridges, tunnels and other projects.  Building contractors add the offices, stores, homes, apartments and commercial structures. 

The relationships between a general contractor, the owner and subcontractors are key to any successful construction project.  Their roles and their legal obligations to one another are governed by the contract documents between them and a complex set of rules derived from statutes and case law.

Common issues involve the bid process, payments, changes, indemnity and insurance, termination, delay damages, claims, disputes, and state and federal false claims acts.
