In a building or heavy construction project, subcontractors usually do the work of only one trade—such as carpentry, painting, plumbing or electrical work. They are hired by andwork under the legal umbrella of the general contractor.
The relationships between a general contractor, the owner and the various subcontractors are key to the success of any construction project. Their roles and legal obligations to one another are governed by the contract documents between them and by a complex set of rules derived from statute and case law.
Common issues involve the bidding, disputes, the amount and timing of payment, changes, indemnity and insurance, terminations, delays and accelerations, claims, disputes, and state and federal false claims acts.
